水谷良美は、夫と三人の子供と５人家族で平穏な毎日を過ごしていた。ある日、次男が「緑の猿の絵本」を家に持ち込んでから奇妙な霊現象が起こり、良美は霊に襲われ恐怖体験をする。その後、藁にもすがる思いで霊能者・馬飼野家に相談する。しかし、初代霊山と娘の紀代子は現在除霊の仕事はしておらず、孫の俊平が屋敷を訪れた。この家族を脅かす存在を発見しようと試みたが力不足を感じ、霊山に助けを求めたところ紀代子にも知られてしまう。結局三人は怪奇現象の謎を探ることになる。霊視を進めると過去に、この屋敷の住人が自殺したことが判明する。その人物の念が消えることのない怨念となり家族を脅かしていた。また絵本が呪いの道具になっていたことも分かる。呪いを解くには絵本が完成した時に遡り回収してくることが必要で、俊平と霊山が幽体離脱し過去に遡る。すると屋敷の主で絵本作家が良美の夫に騙され屋敷を奪われたことに失望し自殺する瞬間を目撃する。人を絶望に追い込むことは「心の殺人」であると霊山は良美の夫を戒めるが・・・。
